Register your details as fully as possible either on-line, telephone or in person at the office - the more detail the better for you, and the more accurate we can be in selecting the right properties for you.
Leave the property searching to us! We will find properties that match your requirements from our current list of properties and also properties that may not yet have appeared on the market but that we know are due to be available. Once we have selected the properties and you are happy to view them we will accompany you to view them (unless agreed otherwise).
Once a suitable property is found for you, and you are happy that it is for you and wish to proceed with a tenancy on that property a holding deposit is taken in order to take the property off of the market, approach the landlord with a serious offer, and allow us to undertake referencing and all other necessary preparations for the tenancy.
All prospective tenants to the property will be fully reference checked - this will include a credit/financial check, employer's reference and landlord reference. Please note that some individuals may require a guarantor (all students must have guarantors) - your City Places contact will advise you.
Normally one month rent in advance and a five weeks security deposit (there may be times when a six weeks security deposit is required). Both must be held by us before the tenancy can commence. Please note that the security deposit will be reimbursed at the end of the tenancy - subject to the terms of the agreement and tenant obligations being met.
An administration is payable to us in order to cover the cost of referencing each individual, inventories and check in/check out reports, the drawing up of the Tenancy Agreement and the general administration involved in moving new tenants into a property.
The tenancy agreement (Assured Shorthold Tenancy) will be drawn in preparation for the prospective tenants to sign.
The agreement is signed, all checks and inventories completed or booked, keys are handed over to the new tenants.
